Skyview 400—A 398-sqft Tiny Home with a Rooftop Deck

At just under 400 square feet, the Skyview 400 by Irontown Modular combines a surprisingly conventional main-floor layout with one feature we rarely see on a tiny home: a rooftop deck that's actually larger than the home itself!

The Skyview 400 is a 398-square-foot, 1-bedroom, 1-bathroom modular park model measuring approximately 13' × 33', or 44' long when including its integrated deck. Its extra width, soaring ceilings, and oversized windows help the interior feel much larger than its footprint suggests.

Although there's a bonus sleeping loft, all of the necessities are located downstairs—including a private bedroom, full bathroom, kitchen, living room, and laundry.

🛋️ Light-Filled Living Room

The living room is probably where the Skyview name makes the most sense.

A wall of oversized windows stretches toward the high ceiling, flooding the interior with natural light while creating a great opportunity to frame the views surrounding the home. Irontown specifically designed the Skyview around its soaring ceilings and expansive windows. 

There's enough room downstairs for a comfortable couch, coffee table, and entertainment center without making the space feel overly cramped.

🍳 Full Kitchen

Next to the living room is a surprisingly complete kitchen for a home under 400 square feet.

It includes an oven and cooktop, refrigerator/freezer, microwave, dishwasher, and plenty of cabinetry, plus a breakfast bar that can seat up to three.

Including a dishwasher might seem like a small detail, but it's one of those conveniences that's often sacrificed in much smaller tiny homes. Here, the kitchen feels equipped for everyday cooking rather than just occasional weekend use.

🚿 Bathroom

A space-saving pocket door leads into the full bathroom.

Inside, there's a flushing toilet, vanity, and tiled shower, providing all of the basics without taking up more space than necessary.

The pocket door is especially practical here because it eliminates the clearance that a traditional swinging bathroom door would require.

🛏️ Main-Floor Bedroom & Laundry

One of the Skyview 400's biggest advantages is its private main-floor bedroom.

Large windows continue into this room, bringing in plenty of natural light and giving the bedroom a much more open feeling. There's space for a bed along with dedicated storage, and the home also incorporates a stackable washer and dryer near the bedroom.

Having the primary sleeping area downstairs also means the loft can truly function as bonus space rather than being something you have to climb into every night.

🛌 Bonus Loft & Storage

Above the main living area is a large loft accessed by stairs.

The ceiling is low, as you'd expect in a tiny house loft, but there's enough room to use it as an additional sleeping area for guests or children. Irontown also suggests the space can be used for storage.

There's additional storage beneath the loft as well, with enough depth for larger items that can otherwise be difficult to accommodate in a tiny home.

🌄 A Rooftop Deck Bigger Than the House

The most unusual feature, though, is outside.

Our walkthrough of this particular Skyview showcased an approximately 600-square-foot rooftop deck—around 200 square feet larger than the home's interior.

For the right property, this could completely change how the home feels. Add outdoor seating, a dining area, or simply leave it open for enjoying the surrounding landscape, and you're effectively gaining another entire level of usable space without increasing the home's interior footprint.

✨ Final Thoughts

The Skyview 400 is an interesting option for someone who wants to live small without giving up a private bedroom or everyday conveniences.

At roughly 400 square feet, you still get a full kitchen, dishwasher, laundry, bathroom, main-floor bedroom, living room, and bonus loft, while the oversized windows keep the interior from feeling boxed in.

Irontown Modular currently lists the Skyview 400 as a cabin, ADU, or park model, depending on how it's built and local requirements. The company also notes that its park models can be built to Park Model RV code.

But for us, the rooftop deck is what really separates this design from the many other 398-square-foot park models we've toured. On a mountain, desert, or wooded property with the right views, we could easily imagine spending just as much time up there as inside!
