At roughly 230 square feet, the Dawson by Havenwood Tiny Homes fits an impressive amount into its compact footprint, including a full kitchen, main-floor bathroom, open living room, storage stairs, and two separate loft bedrooms.
Built in Australia on a custom tri-axle trailer, the Dawson stands out most for its dual-loft layout. Rather than squeezing a single sleeping loft over one end of the home, the design creates two elevated bedroom spaces connected by a central walkway, giving the upstairs level much more flexibility.

The living room sits directly beside a large sliding glass entry door, which brings plenty of natural light into the center of the home.
There's enough room for two small couches and a coffee table, creating a much more complete lounge setup than we usually see in a tiny house this size.
Vertical wood slats provide some separation between the living and dining areas without closing off the space or blocking light.

The kitchen sits opposite a built-in dining table for two and makes good use of the home's width.
The model we toured includes apartment-size appliances, an oven, generous cabinetry, and plenty of storage throughout. Havenwood also includes an island bench and breakfast bar in the Dawson's standard kitchen layout, giving the space additional prep and dining flexibility.
For anyone considering full-time living, the combination of proper cooking appliances, pantry space, and dedicated dining area makes this feel much more practical than a simple kitchenette.

The main-floor bathroom includes a vanity, composting toilet, and a tiled shower.
There's also space integrated into the vanity area for a washer/dryer combo unit, helping keep laundry contained within the bathroom instead of taking up room elsewhere in the home.
Havenwood's current Dawson specifications list a full 1200mm x 1200mm shower and room for laundry appliances.

A full staircase leads to the loft level while doubling as built-in storage.
Drawers and cabinets incorporated into the stairs provide space for everyday belongings without requiring additional freestanding furniture—a particularly important feature in a home with such a small ground-floor footprint.

At the top of the stairs, a central walkway leads into the primary loft.
The room accommodates a queen-size bed with nightstands, windows for natural light, and enough height to make the space feel much more comfortable than a traditional crawl-in sleeping loft.
In some of the model variations, the pitched roof does reduce standing room closer to the edges, but there is still enough usable floor space around the bed for additional built-in storage or a small closet. This particular unit opted to include a second half-bath next to the bedroom for nighttime bathroom visits, which is a great idea to avoid having to go down the stairs in the evening.

Across the elevated walkway is a second loft bedroom.
This space could serve as another sleeping area, but for a couple living here full-time, it might be even more useful as a home office, storage room, reading space, or guest bedroom.
Havenwood specifically highlights the Dawson's two standing-height lofts as one of the model's defining features.

The Dawson's biggest advantage is how much separation it creates within such a small home.
The living room, kitchen, and bathroom remain completely open and functional downstairs, while both sleeping areas are moved overhead. That leaves the main floor free for everyday living instead of forcing the bed into the center of the layout.
For one or two people, we'd probably use the primary loft as the bedroom and turn the second loft into an office and storage space. For a small family, though, having two distinct lofts could make this 230-square-foot home far more practical than its size suggests.
Would you use the second loft as another bedroom, an office, or extra storage?
