At 399 square feet, the Lark by Cowtown Cottages combines a private main-floor bedroom, full kitchen and bathroom, covered porch, and bonus loft into a layout that feels especially practical for longer-term tiny living.
The customized model we toured adds several storage-focused upgrades to the standard Lark floor plan, including a large built-in kitchen hutch, additional bathroom cabinetry, and drawers incorporated into the loft stairs.
Inside, vaulted ceilings and warm tongue-and-groove wood accents help keep the home from feeling overly compact, while the roughly 11-foot-wide living area leaves enough room for full-size furniture.

Before stepping inside, the Lark includes a covered front porch that adds a useful outdoor living area to the home's compact footprint.
There's enough room for a couple of chairs and a small table, making it an easy place for morning coffee or relaxing outside. Double front doors connect the porch directly to the living room and could help the two spaces feel even more connected when the weather is nice.
For a permanent tiny-home setup, we'd probably extend the deck beyond the covered portion to create an even larger outdoor living area.


The double doors open into a surprisingly spacious living room with high ceilings and tongue-and-groove wood overhead.
There's enough room for a full-size couch with side tables, plus an additional chair or small entertainment center along the opposite wall. A mini-split handles heating and cooling, while the open ceiling helps the roughly 11-foot-wide room feel larger than its footprint suggests.
The living room flows directly into the kitchen, creating one open central living space rather than dividing the home into a series of smaller rooms.



The Lark uses a galley kitchen with an apron-front sink, full-size refrigerator, range, microwave or convection microwave, and an 18-inch dishwasher.
One of the most useful additions in this customized version is the large built-in storage wall opposite the main kitchen cabinetry.
Tall cabinets can function as pantry storage while the drawers and lower cabinetry provide space for dishes, linens, cookware, food containers, and everyday household items. The countertop also adds valuable prep space directly across from the sink.
That extra storage addresses one of the biggest challenges in a tiny home: finding a dedicated place for everyday belongings so the main living areas don't become cluttered.


A pocket door opens into the full bathroom, where the customized layout adds a larger vanity with six drawers and additional upper storage.
There's also a traditional flushing toilet and a walk-in shower finished with Moroccan-inspired patterned tile, adding one of the home's more distinctive visual details.
Across the hall from the bathroom is a dedicated space roughed in for a stackable washer and dryer, keeping laundry separate from the bedroom and main living area.




The bedroom is large enough for either a queen or king-size bed.
The model we toured uses a queen, leaving room for substantial nightstands on both sides and comfortable walking space around the bed. A king would still fit, although with slightly narrower pathways.
There's also a dedicated closet with double hanging rods and enough depth for clothing, a vacuum, and other household storage.
With some furniture rearrangement, the room could potentially accommodate additional dresser storage or even a compact desk near the window.


The stairs leading to the loft include drawers built directly into the steps, making use of space that would otherwise go unused.
Upstairs, the loft has enough headroom to sit comfortably in bed and includes its own mini-split for heating and cooling.
An open railing allows light from the main living area to reach the loft and prevents the space from feeling completely enclosed. Depending on your needs, it could serve as a guest bedroom, secondary sleeping area, home office, or additional storage space.




The Lark's biggest strength is how much everyday function has been worked into its 399-square-foot footprint.
The main-floor bedroom means you don't have to rely on a loft for everyday sleeping, while the kitchen storage wall, bedroom closet, staircase drawers, bathroom cabinetry, and optional loft storage provide plenty of places to keep belongings organized.
We also like that the loft remains flexible rather than being essential to the basic layout. For a couple living here full-time, we'd probably keep the private bedroom downstairs and use the loft as a combination guest room, office, and long-term storage area.



The covered porch and double doors add another usable living space outside, while the high ceilings help the main room feel much more open than many similarly sized park models.
At 399 square feet, downsizing would still require some compromises, but this customized Lark shows how thoughtful storage and flexible rooms can make a small footprint feel far more practical for everyday life.
