At 750 square feet, this Expanded Kirkwood by ATL ADU Co. feels more like a compact single-family home than a traditional backyard cottage.
Built behind an existing home in Atlanta, Georgia, this two-bedroom, two-bath ADU was customized with aging-in-place in mind. The layout keeps everything on one level and incorporates wider doorways, a curbless shower, and an accessible path from the driveway—making it especially practical for multigenerational living.
It also makes full use of Atlanta’s current 750-square-foot maximum for detached ADUs.

The front of the home combines the living room and kitchen into one bright, open space beneath vaulted ceilings.
Large windows bring in plenty of natural light, while the kitchen offers a generous amount of cabinetry and countertop space for a home this size.
The owners also chose to relocate the stacked washer and dryer from the kitchen into one of the bathrooms, freeing up additional room for pantry storage and making the kitchen feel even more functional for everyday use.

Unlike many smaller ADUs, the Expanded Kirkwood has enough room for a proper residential-style kitchen.
There is substantial upper and lower cabinetry, apartment-size appliances, and ample prep space, making the home well suited for full-time living rather than just occasional guest use.
The open layout also keeps the kitchen connected to the main living area, which helps the center of the home feel larger and more social.

Both bedrooms are located on the main floor and offer complete separation from the living space.
The larger bedroom feels especially comfortable thanks to multiple windows and plenty of natural light. Having two bedrooms also gives the layout flexibility beyond multigenerational living—the second room could work as a guest room, office, caregiver space, or hobby room depending on the household.

One of the biggest advantages of this layout is having two full bathrooms in only 750 square feet.
The accessible bathroom includes a curbless shower entrance, wider clearances, and blocking in the walls for future grab bars. Those features make the home easier to navigate as mobility needs change over time without making the space feel overly institutional.
The stacked washer and dryer are also located in the bathroom, keeping laundry conveniently on the same level as the bedrooms.

This particular Expanded Kirkwood was built for the homeowners' parents to live nearby while maintaining their own independent home.
That arrangement is one of the strongest use cases for an ADU: family members can remain close enough for everyday support while still having privacy, their own kitchen, bathrooms, and living space.
ATL ADU Co. has highlighted this same project as an example of how ADUs can create smaller, single-story housing for older adults who want to remain close to family and familiar neighborhoods.

The Expanded Kirkwood shows how different a 750-square-foot ADU can feel from a traditional tiny house.
With two bedrooms, two bathrooms, a spacious kitchen, laundry, vaulted living area, and no stairs, there are very few major compromises for one or two people living here full-time.
The accessibility features make the layout particularly compelling for aging parents, but the same floor plan could also work as a long-term rental, guest house, or independent home for adult family members.
For families with enough backyard space, this kind of ADU can add useful housing without requiring anyone to leave the neighborhood or sacrifice independence.
Would you build a two-bedroom ADU like this for family, rental income, or eventually for yourself?
