At 470 square feet, the A-Frame Retreat by Zook Cabins sits somewhere between a tiny home and a full-size cabin.
Unlike Zook’s 400-sqft park models, this is a modular home measuring roughly 15'3" wide by 30'10" long. That extra width makes a noticeable difference inside, giving the open floor plan a much more spacious feel while still keeping the footprint compact.
The steep A-frame roofline and oversized windows are easily the defining features, bringing in tons of natural light and giving the interior a bright, airy feel.

The living area takes advantage of the home’s extra width with space for a full-size sofa, reading chair, entertainment center, and additional furniture without feeling crowded.
A mounted TV sits above a built-in cabinet, while a separate table behind the sofa can work as either a two-person dining area or home office.
One of my favorite parts of this space is the amount of natural light. Even with relatively minimal interior lighting, the large windows make the main room feel much brighter and larger than 470 square feet.

Rather than placing the bedroom behind a wall, the A-Frame Retreat uses an open studio-style layout.
A king-size bed sits toward the back of the main room with plenty of walking space around both sides, along with nightstands and another window.
The open layout makes the home feel larger, although anyone planning to live here full-time might want to add additional clothing storage or a dresser.

The kitchen is compact but provides the essentials for everyday cooking.
There’s a two-burner induction cooktop, apartment-size refrigerator, microwave, sink, and a mix of upper and lower cabinetry with soft-close drawers.
It doesn’t include a traditional oven or dishwasher in the model we toured, which makes the layout feel geared more toward vacation stays, but there’s still enough here to prepare full meals.

The bathroom is easily one of the standout spaces in the entire home.
The A-frame roofline continues into the room, creating dramatic ceilings above a large soaking tub that acts as the centerpiece.
There’s also a separate walk-in shower with dark stone-look wall panels, a residential flushing toilet, large vanity with deep drawer storage, built-in cubbies, and floating shelves for linens and toiletries.
For a home under 500 square feet, it’s an unusually spacious and luxurious bathroom.

The A-Frame Retreat feels especially well suited for a scenic vacation property, short-term rental, or weekend cabin.
Its open floor plan, huge windows, king-size sleeping area, and spa-style bathroom create more of a boutique hotel experience than a traditional tiny house layout.
That said, at 470 square feet, there’s enough space here that a couple could certainly make it work full-time with a few storage additions and a more robust kitchen setup.
Would you keep the open studio layout, or add a wall to create a fully private bedroom?
