At 376 square feet, the Columbia II by Tiny Mountain Houses feels much more like a compact cottage than a traditional tiny house.
This 40-foot-long model keeps everything on one level, with a private bedroom, full bathroom, spacious kitchen, dedicated laundry, and a surprisingly large living room. There are no lofts or ladders to navigate, making the Columbia II especially appealing for anyone who wants the benefits of tiny living without giving up a more traditional residential layout.

The Columbia II opens into a roomy living area with enough space for a sectional sofa rather than the smaller loveseat-style seating we often see in tiny homes.
The model we toured features a large entertainment center with a flat-black accent wall, electric fireplace, chunky mantel, and wall-mounted television.
Moving the bedroom entrance to the opposite side of the floor plan also creates a cleaner furniture layout, allowing the sectional to sit naturally within the room.

The kitchen is one of the strongest parts of this particular Columbia II.
Upgrades include quartz countertops, an undermount sink, full-height tile backsplash, extended upper cabinetry, and soft-close drawers and doors.
There’s also a full stainless-steel appliance package with a residential-size refrigerator, propane range, outward-venting microwave, and dishwasher.
A pull-out trash and recycling center, tall pantry cabinet, and plenty of additional cabinetry give the kitchen substantially more storage than we typically see in a tiny home.

Rather than squeezing in a compact washer/dryer combo, this build includes a large stacked washer and propane dryer.
That may sound like a small detail, but for full-time living, having higher-capacity laundry appliances makes the home feel much closer to a conventional apartment or house.

The bathroom includes a 48-inch shower with a clear glass enclosure, residential flushing toilet, vanity, mirror, and multiple storage options.
This customized model also adds additional drawers and a tall linen cabinet, making excellent use of the available wall space.
Wide pocket doors and the open floor plan also make the Columbia II easier to navigate than many narrow or loft-heavy tiny homes. Tiny Mountain Houses specifically highlights the model’s 36-inch entry door and 32-inch pocket doors as accessibility-friendly features.

At the opposite end of the home is a true private bedroom with space for a queen-size bed.
The room includes multiple windows, its own independently controlled mini-split head, LED lighting, ceiling fan, and a residential-style closet with bypass doors.
Shelving and hanging rods can also be customized depending on how much clothing storage you need.

The Columbia II stands out because it doesn’t rely on lofts or highly convertible furniture to make the layout work.
Instead, the 40-foot length and 9'2" width create enough room for a real bedroom, large bathroom, full kitchen, substantial living room, and even full-size laundry.
For one person or a couple looking to downsize without giving up the feel of a traditional home, this is one of those layouts that could make tiny living feel much less like a compromise.
Would you choose a completely single-level tiny home like this over one with lofts?
