This 1-bedroom, 1-bathroom tiny home combines a private main-floor bedroom with a large bonus loft, full kitchen, laundry hookups, built-in storage, and two covered porches—all within its 399-square-foot footprint.

For us, it's the combination of indoor storage and outdoor living that makes this particular layout interesting for longer-term tiny living.

🌿 Covered Front Porch

Before heading inside, the Southern N Chic welcomes you with a covered front porch large enough for a couple of chairs and a small dining table.

Double glass doors open directly into the living room, creating a wider entrance and bringing additional natural light inside. Liberty lists this particular model with a 6-foot front porch, making it a genuinely usable extension of the living space rather than simply an entryway.

🛋️ Open Living & Dining Area

The living room benefits from high ceilings, immediately making the 399-square-foot interior feel more open.

There's enough space for a large couch, additional chair, and small dining table for two. Across from the couch, a built-in entertainment center provides a natural location for a TV while adding cabinetry around otherwise underutilized wall space.

Mini-split heating and cooling keeps the main living area comfortable without requiring bulky ductwork.

🍳 Full Galley Kitchen

The kitchen runs along one side of the home and offers an impressive amount of countertop and cabinet space.

Full-size appliances include an electric range and oven, microwave, and refrigerator, while a large stainless-steel sink sits beneath additional upper cabinetry. Liberty's brochure also confirms that full-size appliances are part of the Southern N Chic design.

The model we toured didn't include a dishwasher, but there's still plenty of workspace for preparing meals—something we'd prioritize if using a tiny home like this full-time.

🚿 Bathroom, Laundry & Extra Storage

The full bathroom includes a vanity with storage, flushing toilet, and tiled shower with a sliding glass door.

An interesting design choice is that the shower was shortened slightly to create additional storage on the opposite side of the wall. That space becomes a useful cabinet and countertop area in the hallway—an ideal spot for a coffee bar or additional pantry storage.

Nearby, another cabinet conceals rough-ins for a stackable washer and dryer, so the home can have dedicated laundry without sacrificing bedroom closet space.

🛏️ Private Main-Floor Bedroom & Back Porch

Behind a space-saving pocket door is the private primary bedroom.

The model we toured was staged with a full-size bed, leaving room to comfortably move around. More importantly, one entire wall incorporates built-in storage, with closets on either side and dresser drawers in the middle.

There's also a separate mini-split for the bedroom.

But our favorite feature is the exterior door leading onto a private second porch. A second covered porch sits directly off the bedroom, creating a more private outdoor living area. Depending on where the home is placed, this could become a quiet sitting area overlooking a backyard or a nice view.

🛌 Oversized Bonus Loft

Although all of the home's essential living spaces are downstairs, the Southern N Chic also includes a surprisingly large loft.

There's enough room for two twin beds or a larger queen or king bed, making it useful for guests or visiting family. Alternatively, someone living here full-time could use the entire loft for storage, a hobby area, or another flexible space.

Liberty specifically lists an oversized loft among this model's features.

The Southern N Chic checks many of the boxes we'd look for in a 399-square-foot home designed for longer-term living.

The main-floor bedroom, full kitchen, laundry hookups, built-in storage, and spacious bathroom mean you don't have to depend on the loft for everyday necessities. Instead, the loft becomes valuable bonus space that can adapt as your needs change.

The two porches are another major advantage. Between the covered entrance and private porch off the bedroom, there's more opportunity to spread outside and make the home feel larger than its interior square footage suggests.

For a couple looking to downsize without giving up a private bedroom, laundry, a full kitchen, or room for occasional guests, this is a surprisingly complete floor plan for just 399 square feet.
