The Sonoma HUD by Zook Cabins offers an appealing middle ground for anyone who likes the simplicity of tiny living but wants a little more breathing room.
At approximately 672 square feet, this one-bedroom, one-bath home keeps everything on a single level while still providing a full-size kitchen, spacious living room, dining area, laundry space, and a private bedroom large enough for a king-size bed. It feels much more like a compact apartment or traditional small home than a typical tiny house.

The main living area is surprisingly roomy, with enough space for a full-size sofa, additional chair, coffee table, and side tables without feeling crowded.
A fireplace with a mantel, built-in cabinetry, and shelving creates a natural focal point and gives the room a more finished residential feel.

Unlike many tiny homes, the Sonoma uses full-size appliances throughout the kitchen.
The model we toured included a full-size refrigerator, gas range and oven, microwave, generous countertop space, and plenty of soft-close cabinetry and drawers.
Beside the kitchen is a bright dining nook with windows on multiple sides and enough room for a table seating six—making this a home where hosting friends or family actually feels practical.

The bathroom continues the residential feel with a full-size vanity, traditional flushing toilet, and large tiled shower with a glass door.
There is also dedicated space for a stackable washer and dryer inside the bathroom, keeping laundry noise separated from the main living and sleeping areas.

The private bedroom comfortably fits a king-size bed with room for nightstands and walkways on both sides.
A sloped ceiling rises toward the windows, making the room feel even more open, while a secondary exterior door could connect to a future porch or outdoor living area.
Storage is another strong point here. A large closet extends well beyond the doorway in both directions, providing substantially more hanging space than we typically see in smaller homes.

If you want to experience a Sonoma-style layout in person, there’s a Zook Cabins Sonoma available as a short-term rental in New Park, Pennsylvania.
The one-bedroom home is set on a secluded rural property and sleeps two guests in a king-size bedroom, with additional sleeping space available on a queen air mattress and sectional sofa. Inside, you’ll find the same kind of residential comforts that make the Sonoma appealing for full-time living, including a full kitchen, dining area, spacious living room, full bathroom, and washer and dryer.
Outside, the property adds a few getaway-focused extras, including a large deck, year-round private hot tub, Breeo fire pit, outdoor seating, and access to street-legal e-bikes for exploring the surrounding country roads. It’s located just a few minutes from Red Lion and Shrewsbury, with York around a 30-minute drive away.
For anyone considering a Sonoma as a primary home or vacation cabin, staying in one for a weekend is a great way to get a better sense of how the 1-bedroom floor plan feels in everyday use.

At 672 square feet, the Sonoma HUD feels like a natural option for someone downsizing from a larger house without wanting to make the jump all the way down to a 300- or 400-square-foot tiny home.
The single-level layout, full-size appliances, large bedroom, proper dining space, laundry area, and generous storage make it feel much more practical for everyday full-time living.
For one person or a couple, this is the kind of footprint that still offers the simplicity and lower-maintenance lifestyle of a small home without requiring many of the compromises associated with much smaller floor plans.
Would 672 square feet be enough space for you to downsize comfortably?
