At just 416 square feet, this Cottage Studio by Kanga Room Systems shows just how functional a backyard accessory dwelling unit can be.

The particular home we toured was built on a permanent foundation in the backyard of a single-family home. Measuring 16' × 26', it manages to fit a private main-floor bedroom, full bathroom, open kitchen and living room, and even a second lofted sleeping area into its compact footprint.

Kanga specifically offers this 416-square-foot Cottage as an ADU and backyard studio, making it an interesting option for a guest house, rental unit, or additional living space.

🛋️ Open Living Room

Stepping inside, the main living area immediately feels larger thanks to the vaulted wood ceiling extending overhead.

There's enough floor space for a good-sized sectional couch, with the TV positioned along the opposite wall. Multiple windows bring natural light into the room, while the open layout allows the living area to flow directly into the kitchen.

For a 416-square-foot ADU, it feels much closer to a small apartment than a backyard studio.

🍳 Full Kitchen

The kitchen occupies one side of the main living space and includes a central island that adds valuable countertop and prep space.

Rather than separating the kitchen into another room, the open arrangement preserves sightlines through the cottage and leaves plenty of space for everyday cooking and entertaining.

Kanga's dwelling line is designed to accommodate complete kitchens and bathrooms, allowing these structures to function as independent living spaces rather than simple backyard rooms.

🛏️ Private Main-Floor Bedroom

Toward the rear of the cottage is a fully enclosed main-floor bedroom.

There's room for a bed and dresser, plus a closet tucked into the corner for hanging clothes and additional storage. Having the primary bedroom downstairs also means you don't have to rely on a loft for everyday sleeping—a feature we'd definitely appreciate if using this as a long-term residence.

🚿 Full Bathroom

Nearby, the bathroom includes a good-sized vanity, traditional flushing toilet, and tiled walk-in shower.

Because this particular ADU was fully permitted and connected to residential utilities, the bathroom functions just like one in a conventional home.

🛌 Bonus Loft

Stairs lead above the main level to a surprisingly useful second lofted room, which was staged with two twin beds when we toured it.

That makes the cottage practical for overnight guests or a small family, but this space doesn't necessarily need to remain a bedroom. We'd probably turn it into a home office, keeping work separated from the main living area while preserving the private bedroom downstairs.

✨ Final Thoughts

What we like most about this cottage is how much flexibility its relatively simple 16' × 26' footprint provides.

With a real bedroom, full bathroom and kitchen downstairs, the loft becomes true bonus space rather than a necessity. That could make this 416-square-foot cottage especially useful as a backyard ADU for aging parents, long-term guests, rental income, or even a compact primary residence.
